    How to apply offline for E-Khata for property?


    Want to submit an application personally for E-Khata for property and not do it online? Know from the answers at this Ask Expert page whether you can go to the official authority's office and do so & what is the procedure for it.

    I stay in Provident Welworth city, Yelahanka, Bangalore.
    I would like to apply for the E-Khata for my flat. Can I go directly to the office and apply? When and what time is the best to go there? How many days does it take to get the Khata? Please guide me.

    Please take the copies of the following documents
    Khata certificate and extract in the name of the builder or previous owner
    Approved site plan
    Building plan approval letter
    Tax paid receipts for the last three years. If you have just got your property, this would have been paid by the builder. If you are applying after you've paid tax yourself, then attach your receipts.
    Occupancy Certificate
    Collect copies of your property's documents
    Sale deed – attested/ notarised
    Tax paid receipts for the last three years
    Latest Encumbrance Certificate, for at least a year, that shows the property in your name
    Obtain a Khata Application form for Rs 10 from the BBMP Assistant Revenue Officer (ARO) Office and complete it and attach the documents mentioned above.
    Take it to the BBMP Office and tell the BBMP Case Worker/ Receiving Clerk and submit. He/ she will then upload your Khata application details to Sakala and you will be given a 15 digit acknowledgement number that will reach your mobile phone.
    Once submitted, contact the BBMP office after a few days to know the approval status. According to the Sakala website, it should take no more than 30 days.
    If the Khata application is approved, you have to submit two Demand Drafts. One for an amount which is 2% of the stamp duty you paid at the time of registration and another for Rs 125 (for Khata Certificate and Khata Extract). Once you will submit the DDs you will get the certificate.

    If your property is in Bangalore, do you have a PID ID? On the top of that, one cannot apply for E-Katha or pay taxes online. If you haven't alloted PID then you cannot apply for E-Katha because E-khata may be used by only by those whose properties have been allotted a PID number.

    For more information regarding for the the same and about the primarily for properties that were registered under the BMP (Refer to BMP details online) and not the newer town municipal councils that were brought under the BBMP (Refer to BBMP online).

    Last but not least, Bank like SBI and nationalized ones do not recognize B Khata Properties as a legitimate property to provide loan for constrcution/buying property.

    khata is generally an appraisal of a land or property that fiction inside the Bruhat Bangluru Mahanagar Palike(BBMP) area of authority for the purpose of taxation. E-khata is electronic khata which is filled online to get khata certificate. To apply for E-khata you can visit your nearest BangloreOne center. You can go to office b/w 10 A. M to 4 P. M. They are providing you application form and you have to filled it up. Arrange the below required documents you need to attach with application form :
    1. Khata application-prescribed form
    2. Title documents
    3. Flowchart of titles
    4. Tax receipt copies
    5. Proof of improvement charges
    6. Paid khata extract form local body
    7. Sketch-location and measurement of property

    You can also download application form from sakala service website. Website : www.sakala.ac.in.
    Once you filled the form, submit it to BBMP office Under Sakala. Make sure you get your acknowledgement number. After few days visit the office and ask for application approved or not. If it is approved then pay registration fees and e-khata certificate/extract fee. Once all verification is complete on your property, you recieve the khata certificate and PID number. PID is uniquely number provided to the property owner with e-khata certificate.
