2014 CIDCO Kharghar lottery online application form and housing project information

Want to know how to submit an application for the 2014 CIDCO Khargar project's lucky draw for budget homes? Overview

In December last year CIDCO launched its forthcoming Housing Scheme at a press conference. The scheme is for affordable homes at Kharghar, Navi Mumbai, Maharashtra. Nearly 7,000 houses will be constructed in the area for 4 income categories of individuals: Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG) and Higher Income Group (HIG).

As part of this housing scheme, the first group of houses will be available for MIG and HIG people. Similar to 2014 MHADA Lottery for low cost homes, CIDCO is conducting a lucky draw for these homes which may take place this month or in the coming next 2-3 months. While the official date of the actual availability of application forms for the draw has not yet been announced, CIDCO has provided general information to the press which is being given in this article.

About CIDCO

Established by the Government of Maharashtra, the City and Industrial Development Corporation of Maharashtra Ltd, better known by its acronym CIDCO, is responsible for the planning and development of a town or city & the required infrastructure related to it. While planning a township, CIDCO's team of professional planners & architects work together in tandem with engineers to create a township which has good quality facilities & infrastructure. The goal is to attract people to buy homes there & thereby prevent overcrowding in the metros. Some of the developed cities & towns that were the result of CIDCO's enterprising work in Maharashtra include: Chikhaldara Hill Station, the fringe area of Latur, Waluj, Khopta, new Nanded, new Jalna town, etc.

Today CIDCO has gone beyond mere planning and development. It now also offers consultancy services and is involved with the management and designing of projects.

About Kharghar

At one time Kharghar was just a distant suburb far away from Mumbai, with people visiting for a weekend picnic at the Pandavkada Falls. Over the years it has developed into a township with not only easy access from the Mumbai metropolis but also having its own quality amenities and infrastructure. CIDCO took up the massive task of improving on this infrastructure and constructing affordable homes so as to get people to stay here & take off the burden on the main city of Mumbai.



Commuting to & in Kharghar

Kharghar has its own railway station with trains operating between Mumbai & the township on both the Western and Harbour lines. It also has an excellent bus public transport service (NMMT and BEST buses) from Mumbai and others nearby towns. Autorickshaws and private taxes too are available for commuting within the township. Flyovers have been constructed and wide roads make for a pleasant ride.

Educational facilities

Good educational facilities too have sprung up in Kharghar, including Government schools & colleges as well as residential private schools and top-notch training institutes, including National Institute of Fashion Technology (NIFT), ITM Business school, etc.

Shopping & Entertainment

On the shopping front, there is no dearth of retail outlets (such as Reliance Fresh) & shopping centres, such as the well known Little World mall. Restaurants serving Asian, Mughlai and South Indian cuisine are available in plenty, as well as popular fast food outlets such as KFC. The main cinema theatre is Big Cinema at the Little World mall.

On the cards is the development of Central Park, Kharghar which will soon have its own tracks for joggers, a section for a small theme park with fun-filled activities for the whole family, seating areas & fountains dotting the green landscaped sections.

With a lot of positive happenings on the development front, including a proposed international airport, Kharghar is a good place to invest in property.

Features of CIDCO Housing Scheme Kharghar

Location of the scheme

The houses being put up for sale through the lucky draw are located in Sector 36, Kharghar, Navi Mumbai, Maharashtra.

The Construction Company

The construction work for the houses is being done by B. G. Shirke Construction Technology Private Limited (BGSCTPL). They have been working on prestigious projects since many decades. Their clients include Maharashtra Housing and Development Authority (MHADA), the Karnataka Housing Board, Bangalore, Tata Housing Development Company, Army Sports Institute, Pune etc.

Number of homes

The number of houses likely to be available is 1,224. Out of this total, the number of houses for Middle Income Group (MIG) is 802. The number of houses for High Income Group (HIG) is 422. Some of the houses will also be reserved as follows:
  • 5% reservation for Members of Parliament (MPs), Members of the Legislative Assembly (MLs) & Members of the Legislative Councils (MLCs)

  • 5% reservation for Project Affected Persons (PAPs)

  • 5% for journalists working in Navi Mumbai

Eligibility Criteria and Who can apply

Individuals who come within the category of middle income and those in the higher income category can apply for the lucky draw for this housing scheme.
  1. MIG category individuals: Those who are having a monthly income less than Rs.61,000/-

  2. HIG category individuals: Those who are having a monthly income of more than Rs.61,000/-

  1. Flats for MIG category:
    • Area: The flat is a 2BHK one with a balcony + parking space provided. The built-up area (in sq. ft) is 1015.50 + 45.19 (approximately), while the carpet area is 613 + 45.19 Balcony.

    • Booking Amount: Rs.5lakh

    • Total cost: ranges between Rs.49lakh to Rs.60lakh

  2. Flats for HIG category:
    • Area: The flat is a 3BHK one with a balcony and separate room for servants + parking space provided. The built-up area (in sq. ft.) is 1515.76 + 53.07 (approximately), while the carepet area is 1028.18 + 53.07 Balcony

    • Booking amount: Rs.10lakh

    • Total cost: Rs.96lakh to Rs.1.07crore

Timings: 10a.m. to 6p.m. (Monday to Friday) / 10a.m. to 1p.m. (Saturday) / Closed on Sundays and public holidays.

How to submit the CIDCO Kharghar application form

The application form must be submitted along with Demand Draft/Pay Order of booking amount in favour of 'CIDCO Ltd.' payable at Mumbai, within the stipulated time at the branches of Thane Janata Sahakari Bank Ltd. Applications by courier/post will not be accepted.



Important Dates
  1. The Housing Scheme Booklet will be available for sale from 16th January, 2014 (cost is Rs.500/- + 5% towards MVAT) till 5th February 2014.

  2. Applications will be accepted from 16th January, 2014 till 20th February, 2014.

Thanks to the author for providing relevant available details about the CIDCO housing project in Kharghar that will implement a lottery system like MHADA for allotment of flats. Kharghar township will be a good thing for Mumbai city as some crowd will get attracted to comparatively cheaper locality of Kharghar.

The above article lists the per square feet price for flats in this CIDCO project. I was just wondering if interested buyers will have to pay the entire amount for the house or will they get any discounted rates later.

1. Can an individual with income of more than Rs.61,000 p.m. apply for flat in MIG category ?

2. Can anybody make two different applications with two different names from out of his family member ?

Asha, the CIDCO flats mentioned in this article are only for HIG and MIG people. They are presently not having any lottery for low income groups. Hence, for this particular lottery there are no lower cost flats available within your budget.

1. No. If your income crosses 61k, then you come in the HIG category.

2. I am not sure of this. Perhaps 2 applications from same family for same category of flats is not allowed. Please call up the official in-charge (Ph: 022 - 6791-8178/67121026) and confirm before applying, to avoid rejection of such applications.
