Want to know the detailed application procedure for e-khata at the Panchayat office? Looking out for this information online? On this Ask Expert page check out the advice provided for your query.

I have a Plot near Hoskote (Near Bangalore) with the Khata given by Panchayat. Now we are told to apply for e-Khata.
How to apply for e-Khata online. Lot of people were asked to pay bribe of 6000/- just for e-Khata when they went to apply manually.
If not online, is it possible to get e-Khata without paying bribe.

  • The government of Karnataka is in the process of making an online issue of E Khata. But still, it is not fully in operation. So you may have to apply manually only for the same. For this, you have to approach your Panchayat office and you have to submit the following documents.
    1. Copy of Previous khata / manual khata
    2. Copy of Sale Deed
    3. Latest Encumbrance certificate (EC)
    4. Photo of the plot.
    5. Photos of the owner(s) -
    6. Copy of Photo ID proof of the owner(s) like PAN card/Passport/DL
After submitting our application it may take a maximum of 15 days for procuring the same. You have to pay a fee of 1% of the value of your land. If the people in Panchyat are not responding properly you can approach the MRO of the Mandal too which that village belongs.

  • The electronic form of our property khata is e-khata. It is simply a transfer from physical mode to electronic mode. Karnataka state e-governance department and BBMP have formulated an online procedure for e-khata. One has to use SAKALA service in the Govt portal for it. One can submit the application along with supporting document in the site http://www.sakala.kar.nic.in and there is a provision of one time password also to ensure that security is not compromised. One can track the status of e-khata application online and normally it takes a month time in it.

The property holders are allotted a property identification number (PID) and using it they can access their e-khata with it. All the properties whether registered under erstwhile Bangalore Mahanagara Palike (BMP) rounder the present BBMP are eligible to be converted to e-khata mode.

  • In order to expedite the process of E -khata, you will have to approach the Panchayat - office with all the relevant documents pertaining to lands under your possession, proof of sale deed if already sold someone with the appropriate date, ID proof such as PAN card, Aadhar Card, VoterID card etc.
Once, you submit these documents in the office, you will be provided with property identification number. You will have to quote this number in relation to your further enquiry relating to confirmation to E- khata. In case, you are not getting a favourable response, you can meet MRO of the Mandal for sorting out your case.
