Which one is better? Ready to move-in flat or wait for possession for years?

Buying a house is a no easy task. These days, many people prefer flats then independent houses for security reasons. And there are many builders coming up with new wonderful projects with all amenities to attract people. But if we have to buy a ready to move in flats, then the cost will be much higher and arranging the money for down payment or registrations will be very difficult. But with this, there will be ready to move in there will be fear of no delay in the project. If we chose for under construction project, we will get for lesser rate competitively and we will have sufficient time to arrange the money. But here the concern will be about the project getting delayed or getting stopped mid way. But there are people who book for under construction projects, and have got possession on time also.

Which one do you prefer or do you think is better? Let's discuss.

Ready to occupy flat is good in some ways. You can immediately switch over to the new house. Then you need not to pay house rent. Banks will release loan immediately if you can pay 10% of the cost 90% loan will come and the flat will be yours. Instead of paying house rent you can start repaying the instalment. There will be no delay and you need not make rounds to the builder for follow up. These are the advantages. Even if you have to book a flat you have to pay 10% of the cost at the time of booking. That way purchasing a ready to occupy flat is not going to cost you heavily from your pocket. Banks are there to help you.
If you book an apartment which is under construction or to start construction, you can ask for changes inside the apartment the facilities, model and sizes based on the convenience. That is the only advantage I see with this. For bank loans, you have to go immediately and they will release stagewise payments. But till it is ready you have to stay in a rented house.

Ready to move flat is a better choice in comparison to a futuristic project. This also depends on who is the builder. If the builder is a reputed one then one can go for a futuristic project also.
