On either side of the main road, one can find huge trees. It is home to the IIT, Madras and the prestigious Anna University as well. It is very well connected to other posh localities. The locality becomes very crowded in the evenings, as it is ideal for shopping Moreover, Adayar has very good hotels too. CBSE schools in and around Adayar are very famous for quality education. One does find independent houses for rent. The rents for such houses is even higher
T.NagarT.Nagar, the heart of Chennai is a huge commercial district. There are huge retail shops that sell a huge variety of textiles and all sorts of fashions too. This locality is very well connected to other places in Chennai. It has the prestigious Padma Seshadri school and at least three other very good CBSE schools. It is also very close to other good colleges located at Nungambakkam. The rent is as costly as Adayar. MylaporeMylapore is a slightly traditional locality with the superb Kabaleeswarar temple situated in the heart of the locality. The shopping complexes in Dr Radhakrishnan Salai are huge and are always crowded. Here Bharathanatyam dance classes are conducted by famous teachers. There are trained Carnatic music teachers and many parents prefer this locality only for this reason. It has high quality CBSE schools too. The rents are similar to T. Nagar but the individual houses will not be available for less than Rs.35,000 per month. The advance is as high as twelve months. This locality is very well connected to other localities and the rates are very high because everything is available here. It is so close to the prestigious Mount Road
VelacheriVelacheri, in South Chennai is a locality that has developed very rapidly within the past ten years. It is so posh now and there are gated communities, particularly on the road that leads to Saidapet on a raised level where the rain water stagnation is not a problem. Rents in good gated communities are Rs.35,000 per month for a good three bedroom flat and with ten months rent as advance. It is close to the IT corridor and is preferred by IT employees. However during the rainy months some low lying areas face a huge problem for around seven days due to the massive collection of rain water. People brave such small inconveniences to live here
NungambakkamNungambakkam, home to the world-famous Loyola College is another posh locality. Rents are even around two thousand rupees more than Mylapore. KodambakkamKodambakkam is home to some superb residential gated communities. It is very well connected to T.Nagar and has started to match the former in terms of house rents. PeramburPerambur is an exception in North Chennai. This is a fully developed locality in North Chennai. The prices of apartments for rent is slightly cheaper. May be even the cheapest. A good three bedroom apartment may be available for Rs.22,000 with ten months rent being collected as advance. Perambur is now acquiring a status of its own. The main advantage is that it is very close to the Central Railway Station.
TambaramTambaram is a superb residential locality which is now developed as T. Nagar. People prefer this locality as it is somewhat less crowded than the heart of the city. It has a EMU train terminal. The Southern Railway has now made this as a third railway terminal and has already introduced trains to down South from here. This locality is seeing huge real estate development and is famous for its schools. One of the best colleges in India, the Madras Christian College is located here. PorurPorur has emerged as a hot spot for several IT companies. This locality now has huge shopping complexes and gated communities. Rents are not that high and could be more or less similar to Permabur. However since the huge shopping complexes are coming up, the rents are on the upside. West MambalamThis is a relatively a peaceful locality monopolized by Tamil Brahmins. This locality is so close to T. Nagar and the Mambalam station is the hub or all commercial activities as the well known Renganathan Street is just at the other side of the station. The rents are more or less in tune with T. Nagar. The main advantage of this locality is the availability of a wide variety of South Indian food. The T.Nagar bus terminal is also very near. There are a huge number of marriage halls in this locality
ConclusionThere are other localities too in Chennai that are fast developing. Ambattur is one such in Western Chennai. In the South, there is the OMR. This road called Old Mahabalipuram road has seen huge real estate development. The rents are shooting up too. However, the twelve described above form the heart of Chennai city. The city will grow to some one hundred kilometers on all the three sides in the coming years. A very important point to be noted is that Chennai is home to some of the finest CBSE schools in the country. This is bound to grow further in each locality. The other localities where the Metro train service is also there like Egmore, will become very costly indeed. There will be a huge growth of new apartments as the old buildings are totally demolished and new structures come up.
