Overview

Maharashtra Housing and Development Authority (MHADA) invites applications from home buyers for its 1,384 low-cost homes which are under the administration of the Konkan Housing Board, to be sold via a special Diwali lottery. Online registrations will open tomorrow on 5th November 2018 at the official website and ends on 10th December 2018.

The exciting news is that MHADA has reduced the prices in order to reduce the difference in their rates and those of private builders. This step has been taken because the lottery scheme has resulted in fewer and fewer sales with the passing years, due to the high prices, with lottery winners even returning their flats on the grounds of high prices. Hence, this year, MHADA has brought down the prices to nearly 30% to 35%. It is interesting to know that there will be two or three flats up for sale via the lottery in the posh Cumballa Hill area. Located in Dhavalgiri Society, one flat will be Rs. 5.80 crore another for Rs,5,13 crore and the third for Rs.4.99 crore. These have been touted as good prices since the initial worth of flats in this area generally hovers at around Rs.8 crore. At the other end of the price range is the cheapest flat at a cost of Rs.14.61 lakhs at Chandivali, Powai.

General eligibility requirements

  1. The applicant must be minimum 18 years of age.
  2. The applicant must have a Domicile Certificate to indicate that he/she has been a resident of Maharashtra within the last 20 years. This should include 15 years of continuous stay. (Note: those in the reservation category of Central Government employees are exempt to this rule).
  3. The applicant & spouse should not be the owner of a house, flat or residential plot of land which is in the area under the jurisdiction of the Konkan Board.


Income categories

This should be the with the average family income for the period 1st April 2017 to 31st March 2018 -
  1. Economically Weaker Section (EWS): The monthly family income is less than and up to Rs.25,00/-.
  2. Lower Income Group (LIG): The monthly family income is from Rs.25,001/- to Rs.50,000/-.
  3. Middle Income Group (MIG): The monthly family income is from Rs.50,001/- to Rs.75,000/-.
  4. Higher Income Group (HIG): The monthly family income is from Rs.75,000/- and upward.




Locations and number of homes

  1. Antop Hill, Wadala: 278.
  2. Pratiksha Nagar, Sion: 81.
  3. Gavanpada, Mulund: 267.
  4. P.M.G.P., Mankurd: 316.
  5. Sidharth Nagar, Goregaon: 24.
  6. Mahavir Nagar, Kandivili: 170.
  7. Tunga, Powai: 101.
  8. Lower Parel (not known at the time of posting this article).
  9. Cumballa Hill: 3.


Category-wise distribution:
  1. For EWS applicants: 63 homes.
  2. For LIG applicants: 926 homes.
  3. For MIG applicants: 201 homes.
  4. For HIG applicants: 194 homes.




As per income category the cost of the MHADA homes will be:
  1. For EWS buyers: up to Rs.20lakhs.
  2. For LIG buyers: Rs. 20lakhs up to Rs.35lakhs.
  3. For MIG buyers: Rs.35lakhs up to Rs.60lakhs.
  4. For HIG buyers: Rs.60lakhs upwards.

How to apply

First you need to register at the 2018 MHADA Konkan Board Lottery official website with a username and password. Registrations will open on 5th November 2018. Fill in the basic information about name, address, contact numbers, etc. Then proceed to apply online on the same website via the application link. You need to select the lottery and scheme. Take a print out of the acknowledgement of your successful application. Then proceed to payment page. The payment of fees can be done online or via RTGS/NEFT payment.

Important dates

  1. Registration begins: 5th November 2018 at 2p.m.
  2. Edits can be made in registration up to 20th November 2018, 22.59hrs.
  3. Last date for Registration ends: 11:59 pm on 10th December 2018.
  4. Online payment: 5th November 2018 up to 10th December 2018, 11.59p.m.
  5. RTGS/NEFT payment: 5th November 2018 up to 10th December 2018, 11.59p.m.
  6. List of accepted applications will be uploaded on the website on 14th December 2018, 6p.m.
  7. Result of Lottery: 16th December 2018 at MHADA Headquarters, Bandra, Mumbai.
  8. List of winners will be uploaded on the website on 16th December 2018, 6p.m.
  9. Refund of payment: 18th December 2018, 6pm.
