Villas definitely has a better get up and impression as compared to the apartments but they are costly and only upper middle class or rich people can think of buying them. So it is a privileged item and if a person who cannot afford it but manages with loans or by disposing of existing property may face difficulty in maintaining his stature by residing in a villa. Villas have certain hidden costs like high maintenance fees, club charges and other overheads which make the cost of living high there. One has to cope up certain standards with the people residing there and if a person is not from a sound financial background he will be feeling difficulties in prolonging the lifestyle there.

Although my pocket does not permit me to purchase a villa in any city in India, I have read this article with interest. I find the article is very informative and holds true for purchasing any residential property in any city. From my personal experience at the time of surveying for the purchase of my own flat, I am mentioning some factors which are required to be taken into account. These are mentioned briefly:-
(a)The buyer must ensure that the land is not disputed.
(b) The construction must be approved by the municipal authorities.
(c) The property must not be sold more than once. Many fraudsters do this.
(d) The property is not illegally occupied by any third person.
(e) The area, carpet area, etc. must be as per the advertisement/information brochure.
(f) The infrastructure in the vicinity. Is it already developed? If not, what is the plan of the municipality/corporation?
