How to submit online applications for Veena Samrajya-MHADA Mumbai lottery 2020

MHADA is conducting a lottery for 1RK and 1BHK low-cost homes through a public-private partnership scheme with Veena Developers. Overview

MHADA is offering low budget homes through a public-private partnership scheme with Veena Developers. The project called Veena Samrajya is an ongoing one at Palghar. Buyers can avail of a subsidy of Rs.2.50 lakhs under the Pradhan Mantri Awas Yojana-Urban (PMAY). Hence, it is mandatory for the applicant to be registered with the PMAY website before the lottery draw takes place. Note that it is also mandatory that the flat which is constructed/acquired with central assistance under PMAY must be in the name of the female head of the household or in the joint name of the male head of the household and his wife. Only if there is no adult female member in the family, the flat can be in the name of a male member of the household.

Veena Samrajya-MHADA Mumbai lottery eligibility requirements

Only residents of Maharashtra who have a Domicile certificate to indicate that they are residing in any part of Maharashtra for the last 10 years as on the date of submission of the application can apply for the lottery draw.

Other eligibility requirements are as follows-
Age criteria: You should have completed 18 years of age as on the date of submitting the online application.

Ownership status criteria: You and/or your family should not own a pucca house (an all-weather dwelling unit) either in your name or the family name of any member of your family in any part of India.

Prior assistance: You and/or your family should not have availed of central assistance under any housing scheme from the Government of India or a State government.



Veena Samrajya-MHADA Mumbai lottery categories

The homes available through the lottery are only for EWS and LIG category applicants.
  • EWS applicant: You should be earning a yearly income that is less than Rs. 3,00,000/-.

  • LIG applicant: You should be earning a yearly income between Rs. 3,00,000/- to Rs. 6,00,000/-.

(i) Scheme code: 103-EWS – Type Premium
Total tenements: 416.
Carpet Area: 367 Sq. Ft.
Flat cost: Rs.17.99 lakhs.
Subsidy from the Government: Rs. 2.50 lakhs.
Net Price: Rs.15.49 lakhs.

(ii) Scheme code: 104-LIG – Type Royal
Total tenements: 216.
Carpet Area: 387 Sq. Ft.
Flat cost: Rs.18.99 lakhs.
Subsidy from the Government: Rs. 2.50 lakhs.
Net Price: Rs.16.49 lakhs.

The price as mentioned above includes GST, Stamp duty, registration, and other charges. Also, the Net payable is subject to the applicant being eligible and complying with the PMAY (urban) guidelines and Government crediting the subsidy to the account of Veena Developers.

Flat amenities at Veena Samrajya Palghar

The structural aspect of the building will be earthquake-resistant with an RCC-framed structure. The internal walls and ceiling of the flat will be coated with distemper paint while the external walls will have cement paint. The tiles for the entire flat's flooring will be 600mmx600mm. there will be sufficient electrical points with modular switches within each flat, with concealed fire-resistant copper wiring. Points for TV, telephone, and air-conditioner will be provided. An earth leakage circuit breaker will also be installed.

The main door will have wooden door frames and have designer hardware fittings. The windows will be anodized/powder-coated ones with aluminum sliding and having granite/marble sills. The kitchen will be having ceramic tiles on the walls up to 2' height above the granite/marble platform which will be fitted with a stainless steel sink. The washroom will have sanitary ware and CP fittings. With designer ceramic tiles on walls up to 7'. An instant geyser will be fitted, and hot and cold water mixer with shower in the Master and common toilet.

General amenities at Veena Samrajya Palghar

The residential project will have a landscaped garden with a walking track and a corner for senior citizens and a kids' play area. There will be ample parking space for both cars and two-wheelers. Common amenities for all the residents include the entrance lobby, high-speed lift and a fire system for the building. It is proposed to set up a school and hospital in the future.

Fees

There is a non-refundable application fee of Rs.350/- for all applicants. The Earnest Money Deposit (EMD) is Rs.5000/- for all categories of applicants.

Veena Samrajya-MHADA Mumbai lottery application procedure

All prospective buyers need to register their application through online mode at https://www.lottery.veenasamrajya.com (Lottery Veena Samrajya website).

Create a Username and password first to register and fill in the basic information. Then select the scheme (the type of flat) and fill in the application form. Multiple applications are not allowed and applications in more than one category will be rejected. If you fill in the incorrect Aadhaar number and PAN details and if you fail to pay the EMD within time, then your application for the lottery will be rejected. Note that you do not necessarily have to apply for the schemed under PMAY and can select the 'No' option during the application procedure when it appears on the screen.

Next, you have to pay the following fee (this includes Internet handling charges of 2% on the total amount) as per the categories: (i) For EWS category buyers the fee is Rs.5457/-. (ii) For LIG category buyers the fee is Rs.20.757/-.

Following documents to be uploaded for Veena Samrajya-MHADA Mumbai lottery application:
  1. Aadhar Card (5 KB to 300 KB).

  2. PAN card (5 KB to 300 KB).

  3. Photograph (5 KB to 50 KB).

  4. A cancelled cheque of the applicant's bank which clearly shows the bank account number, MICR or IFSC code (5 KB to 300 KB).

  5. If the applicant is married, the details of the spouse are also required. So a photograph of the spouse (5 KB to 50 KB) and Aadhaar Card (5 KB to 300 KB) will have to be uploaded.

The EMD amount will then have to be paid online through a credit card or debit card or via Net Banking, or Wallet or UPI.

If all details are correct then click on the 'Submit' button to submit your online form or use the 'Reset' button if you wish to edit and correct the information.

What to do after the Veena Samrajya-MHADA lottery draw

The lottery draw will be conducted at Veena Samrajya, S No. 942 (pt), Village Mahim, Tal Dist. Palghar and the list of the successful applicants under the PMAY (U) scheme will be displayed on 26th April 2020 at 11 a.m. on the official website. The applicant's application enrollment number will be considered as the identified beneficiary number.

If your name is on the list of successful applicants, you will need to submit the below-mentioned documents to verify your eligibility within 15 days from the date on which the list of successful applicants is issued.

The documents to be submitted by Veena Samrajya-MHADA Mumbai lottery winners are:
(1) Passport size photograph;
(2) Voter ID;
(3) Aadhaar number of the family members;
(4) Pan Card;
(5) The bank account number along with the IFSC code;
(6) Income certificate/salary certificate issued by the employer in the prescribed pattern if you are employed:
(7) A Domicile Certificate to indicate that you are a resident of the State of Maharashtra (in any part of the State) in the last 10 years (as on the date of the advertisement which is 13th March 2020);
(8) A copy of Income Tax Statement if you are an income taxpayer or otherwise in the prescribed form;
(9) The spouse's salary certificate/income tax statement/affidavit, and the income tax statement of the applicants who are the income taxpayers. (if any);
(10) An Affidavit with a registered notary, stating that you are not owning a pucca house in any part of India;
(11) If you are self-employed, an income certificate duly certified by tahsildar is required;
(12) If you are not availing of a loan facility, you need to submit an affidavit stating that you are buying the flat with your own funds.



In case your application has been accepted but your name is not mentioned in the list of successful applicants, then you will be put on a waitlist and will get if any draw is conducted within 30 days from the date of publishing the list of successful applicants. If this is not the case, the EMD will be refunded to your bank account without any interest or penalty through NEFT or RTGS.

If you are one of the successful applicants, you will be intimated about it by Veena Developers by registered post, SMS and email, along with a demand letter for making the payment of 10% of the flat consideration within 15 days from the date of the intimation letter. If you do not purchase the flat upon the issuance of the intimation letter, then you will forfeit the EMD.
